Alton vs. Artistry in Palm Beach Gardens: How the Neighborhoods Compare (2026)

It’s easy to assume Alton and Artistry in Palm Beach Gardens are two separate developments. City records tell a different story. Artistry is Parcel G of the Alton planned community, a separately gated Kolter Homes neighborhood inside the larger Alton plan. So the useful comparison isn’t Alton against a rival. It’s Alton’s neighborhoods east of I-95 against the Artistry parcel.

That distinction matters once you start looking at homes, because it affects which association you’d belong to, which amenities you’d use, and which assessments show up on the tax bill.

Key takeaways

  • City records list Artistry as “Alton Parcel G”, a gated parcel within the Alton planned community.
  • Kolter Homes built both, and Kolter reports Alton has sold out.
  • Artistry has its own homeowners association and its own lakeside clubhouse.
  • Both sit inside the same special district unit, whose assessments appear on the property tax bill.

Is Artistry part of Alton?

Yes. The City of Palm Beach Gardens lists the community as “Artistry (Alton Parcel G)”, and its site plan request sought approval for 469 single-family homes on Parcel G of the Alton DRI/PCD (City of Palm Beach Gardens).

The City-stamped master plan for the parcel is titled “Alton – Parcel G” for Kolter Homes, and it covers about 206 acres (205.997, to be exact) on Tract GH of the Alton PCD plat (City of Palm Beach Gardens). The plan draws the parcel between Interstate 95 and Florida’s Turnpike, with a residents-only entrance on Hood Road.

City records also show the Alton planned community’s earlier name. A 2015 City Council resolution refers to the “Alton PCD (FKA Briger)” and places its east portion south of Donald Ross Road, north of Hood Road, east of Interstate 95 and west of Central Boulevard (City of Palm Beach Gardens, August 6, 2015 agenda).

So when you read “Alton vs. Artistry”, read it as Alton’s neighborhoods east of I-95 compared with the gated Artistry parcel between I-95 and Florida’s Turnpike.

Who built Alton and Artistry?

Kolter Homes built both. Kolter’s own Alton page describes “ALTON by Kolter Homes”, and its Artistry pages describe the gated community as a Kolter Homes neighborhood (Kolter; Kolter Homes).

New-home availability is the bigger difference today:

  • Alton: Kolter Homes reports that Alton “has completely sold out”, and its Alton page now points shoppers to other Kolter communities nearby (Kolter Homes).
  • Artistry: in early October 2026, Kolter’s Artistry page was advertising “the final collection of move-in ready homes” (Kolter Homes).

In practice, that means most purchases in both are, or soon will be, resales. Builder inventory changes week to week, so confirm what’s actually available before you plan around a new build. Our new construction guide for Palm Beach Gardens and Jupiter covers the other options in the area.

What amenities does each have?

Artistry’s amenities are documented in detail; Alton’s are described more briefly.

Kolter describes Artistry as a manned, gated community with walkways, trails and green space. Its lakeside clubhouse includes a fitness center with a yoga and aerobics studio, a heated resort-style pool, poolside sun decks, covered outdoor seating, basketball courts and a tot lot (Kolter Homes). Kolter also says Artistry residents have no equity membership and full lawn maintenance for both the front and back yard.

For Alton, Kolter describes The Club at Alton as “a contemporary, resident-only facility that serves as the community’s vibrant social center” (Kolter). It also says homeowners are “a bike ride or walk away” from the Alton Town Center’s retail, dining and entertainment.

One question the records reviewed for this guide don’t settle: whether Artistry owners can use The Club at Alton, or belong to Alton’s property owners association as well as their own. Ask both associations directly, and get the answer in writing, before you count on any amenity you don’t see listed for the specific home.

What kinds of homes are in Artistry?

Kolter’s portfolio describes Artistry as an exclusive gated community of one- and two-story single-family homes, ranging from 3 to 6 bedrooms with 2- to 3-car garages (Kolter).

For Alton, Kolter says its homes “incorporate energy-efficient features, forward design and healthy-home specifications”, but the public records reviewed here don’t give a home-type breakdown by neighborhood. With Alton sold out, the listing itself is your best guide to a specific home’s size, layout and lot.

Which associations and assessments apply?

Each has its own association, and both sit inside the same special district unit.

  • Artistry: Palm Beach County Property Appraiser records show Artistry’s common areas, including open space, parks, recreation, trails and sidewalks, owned by Artistry Homeowners Assn Inc (Palm Beach County Property Appraiser).
  • Alton: the City’s association contact list includes Alton Property Owners Association, Inc. (City of Palm Beach Gardens).

Both also fall within Unit of Development 2C of the Northern Palm Beach County Improvement District. The district lists Alton as Unit 2C (Northern Palm Beach County Improvement District), and the unit’s facilities map includes the Artistry plat among its recorded plats (NPBCID Unit 2C facilities map). The district is funded by special assessments collected through the Palm Beach County Tax Collector, and its maintenance and debt service assessments appear in the non-ad valorem section of the property tax bill, issued on or about November 1 each year (NPBCID FAQs).

Florida law adds a useful safeguard. In a community with a mandatory homeowners’ association, a prospective buyer must be presented a disclosure summary before signing the contract, and the required summary warns that owners may also have to pay special assessments to the municipality, county or special district (s. 720.401, Florida Statutes).

Before you write an offer, pull the most recent tax bill for the specific home and read the non-ad valorem section, and ask each association for its current dues and any pending assessments. Our guide to HOA costs in Palm Beach Gardens explains how to read those numbers.

What happens to property taxes after you buy?

Plan on a reset. The Palm Beach County Property Appraiser explains that when a property changes ownership, Florida law requires the appraiser to remove exemptions and reassess the property at its just or market value, effective January 1 after the purchase (Palm Beach County Property Appraiser).

That means the seller’s tax bill can understate yours. The Property Appraiser’s site has a Property Tax Calculator on each property detail page: enter your purchase price and whether you plan to homestead, and it estimates the taxes. Run it for any home you’re serious about.

How do school assignments work?

Assignments go by address, so check the specific home. The School District of Palm Beach County’s Student Enrollment and Demographics office runs the annual attendance zone review and links a Find My Zoned School tool (School District of Palm Beach County). The area offers public, charter, choice and private options. Our guide to schools in Palm Beach Gardens and Jupiter covers how to research them.

What should you weigh between them?

Compare the properties and the paperwork, not the marketing. A few practical differences:

  1. Gate and setting. Artistry is a separately gated parcel between I-95 and Florida’s Turnpike, with its own clubhouse. Alton’s neighborhoods east of I-95 sit a bike ride or walk from the Alton Town Center, according to Kolter.
  2. Maintenance. Kolter says Artistry includes front- and back-yard lawn maintenance. Ask what any Alton home’s association covers.
  3. Amenity access. Confirm in writing which clubhouse the specific home can use.
  4. Carrying costs. Read the special district line on the tax bill, the association dues, and run the Property Appraiser’s tax estimate at your price.
