Jupiter Island, FL: A Real Estate Guide to the Barrier-Island Town (2026)

Despite the name, Jupiter Island isn’t a neighborhood of Jupiter. It’s its own town, incorporated in 1953, on a barrier island at the south end of Martin County. That one fact shapes a lot of what a buyer deals with, from the tax bill to who issues the building permit.

Key takeaways

  • The Town of Jupiter Island is a separate town in Martin County, incorporated in 1953.
  • It covers about 1,643 acres, with nine miles of ocean frontage (Town of Jupiter Island).
  • Every property pays a dedicated erosion tax that funds beach protection.
  • Building near the beach involves the town and, seaward of the state’s control line, a state permit program.

Where is Jupiter Island, and how big is it?

The Town of Jupiter Island sits on a barrier island at the south end of Martin County. The town describes itself as about 1,643 acres of land, bound on the east by nine miles of ocean frontage and on the west by the Intracoastal Waterway (Town of Jupiter Island).

With nine miles of ocean on one side and the Intracoastal on the other, the town is a long strip of land between two waters. It’s also small. It reports a permanent population of 820, with a seasonal population of about 2,000.

How is Jupiter Island governed?

Jupiter Island has its own town government, and a separate district that exists only for its beaches. The town was incorporated in 1953. In 1982, a state law created the Town of Jupiter Island Beach Protection District, with boundaries that match the town limits (Town of Jupiter Island). The Town Commission also sits as the commission for that district.

For a buyer, the practical effect is that decisions about building, zoning and the beach are made by the town. When you have a zoning or permit question about a specific lot, the Town Hall is the place to ask.

What does the erosion tax mean for a buyer?

It’s a cost every owner carries. The town funds its Beach Protection District through “a dedicated Ad Valorem tax (‘Erosion Tax’) on all real properties within the Town” (Town of Jupiter Island). The town describes its beach nourishment work as one of the longest-running programs of its kind in the United States, going back to efforts residents started in the 1950s.

Build it into your numbers early:

  • Ask for the most recent property tax bill for the specific home and look for the erosion tax line.
  • Ask the town or the Martin County tax offices for the current rate before you finalize your budget.
  • Because it’s an ad valorem tax, it’s based on assessed value, so confirm how it applies to the specific property.
  • Ask whether a property-specific charge applies too. The law behind the district provides for the erosion tax and also for a special tax for building and maintaining erosion control structures on particular properties within the district.

It’s a line item better found on the first pass through the numbers than at closing.

What should you know before you build or renovate?

Plan on working with the town’s Building Department, and on seasonal construction hours. The department handles zoning, permitting, plan review, inspections, contractor licensing and code enforcement (Town of Jupiter Island). It also sets different construction hours for summer (May 1 to October 31) and winter (November 1 to April 30), with Saturday work in summer only with permission.

Permit fees changed in 2026. The town says House Bill 803, effective July 1, 2026, stops it from using project value to set permit fees. It now calculates fees using the International Code Council’s Building Valuation Data Table, based on the square footage of the project. If you’re pricing a renovation, ask the department how that applies to your plans rather than estimating from an older permit.

Oceanfront parcels add a state layer. Florida’s Coastal Construction Control Line program “regulates structures and activities that can cause beach erosion, destabilize dunes, damage upland properties or interfere with public access” (Florida Department of Environmental Protection). State law sets out how the department grants permits to alter, excavate or build seaward of a coastal construction control line (s. 161.053, Florida Statutes). Before you plan a pool, an addition or a new house on an oceanfront lot, find out where that line falls on the parcel.

Two more things to ask the town about, for any waterfront lot:

  1. The Waterfront Setback Line study. The town publishes information on it, so ask what it means for the specific lot you’re considering.
  2. The Town Vulnerability Assessment. The town also posts information and files on it, and it’s worth reading alongside the flood zone.

What is Blowing Rocks Preserve on Jupiter Island?

Blowing Rocks Preserve is the best-known public place on Jupiter Island. The Nature Conservancy operates the 73-acre preserve, which is open to the public (The Nature Conservancy). Its name comes from what happens at high tide, when waves push water up through the Anastasia limestone rocks and send sea spray as high as 50 feet.

The preserve is open seven days a week from 9:00 a.m. to 4:30 p.m., with last entry at 4:15 p.m., and it closes on Easter Sunday, Thanksgiving Day, Christmas Eve, Christmas Day and New Year’s Day. Check the operator’s page before a visit, since hours can change.

Does Jupiter Island have its own police and fire department?

Yes. The town runs its own Department of Public Safety. The town says the department provides police, fire and emergency medical services (Town of Jupiter Island). For a buyer, that’s one more sign of how much of daily life on the island runs through the town itself.

Do you need flood insurance on Jupiter Island?

You do if the home is in a Special Flood Hazard Area and you’re financing with a government-backed mortgage. FEMA’s FloodSmart program says, “You’re required to have flood insurance if you own a home or business in a Special Flood Hazard Area (SFHA) and have a government-backed mortgage” (FloodSmart). The same page notes that some banks require it outside high-risk areas too.

On a barrier island, settle this before your inspection period ends. Find the flood zone for the address, ask the seller for the current flood policy and any elevation paperwork, and get a real quote. A short checklist for a Jupiter Island purchase

  1. Pull the latest tax bill, confirm the erosion tax line and current rate, and ask whether any special erosion-control tax applies to that property.
  2. For oceanfront lots, locate the coastal construction control line on the parcel.
  3. Ask the town about the Waterfront Setback Line study for any waterfront lot.
  4. Read the town’s vulnerability assessment alongside the flood zone.
  5. Talk to the Building Department before you price a renovation.
  6. Get the flood zone, the current flood policy and a real insurance quote.

Frequently asked questions

Is Jupiter Island part of Jupiter, Florida?

No. The Town of Jupiter Island is its own town, incorporated in 1953, on a barrier island at the south end of Martin County. It has its own town government, building department and public safety department, so permits and many local rules run through the town rather than through a neighboring city.

What is the Jupiter Island erosion tax?

It’s a dedicated ad valorem tax on all real properties within the town, and it funds the Town of Jupiter Island Beach Protection District. A state law created that district in 1982, with boundaries matching the town limits. Check the current rate and the line on the latest tax bill for any home you’re considering.

Can the public visit Blowing Rocks Preserve?

Yes. The Nature Conservancy operates the 73-acre preserve on Jupiter Island and lists it as open to the public, seven days a week from 9:00 a.m. to 4:30 p.m., with closures on several holidays. At high tide, waves push water through the limestone and send spray as high as 50 feet.

Do you need a state permit to build near the beach on Jupiter Island?

Work seaward of Florida’s coastal construction control line falls under the state’s Coastal Construction Control Line program, which regulates structures that can cause beach erosion or destabilize dunes. The town’s Building Department also handles zoning and permits, so check with both before you plan a pool, an addition or a new house on an oceanfront lot.
